The Tenant Process

Security Deposit

Your security deposit is equal to one month’s rent. In accordance with Michigan law, the owner has up to 30 days after move-out to inspect the property, assess damages, and return your deposit.

To avoid deductions, be sure to take care of yard upkeep, return all keys, leave the appliances clean, and remove all personal belongings. Common charges include uncut grass, unreturned water bills, missing lightbulbs, and debris left behind.

Pet Policies

We’re pet lovers too—but all pets must be pre-approved.​ Approved pets require a one-time fee of $100. Proof of vaccinations and local licensing is also required. Pet insurance is strongly encouraged.

Rent Payments

Rent is due in full and on time, as outlined in your lease. Late or missing payments may incur fees and could lead to formal collection actions, including eviction if unresolved.

If you’re experiencing a hardship, contact us immediately. Any payment plan requests must be submitted in writing and include realistic repayment terms supported by income documentation.

Maintenance & Communications

All non-emergency maintenance requests may be submitted in three different ways: through your Buildium portal, by email, or a phone call to our service line. Include as many details as possible so we can send the right technician—and feel free to include photos when helpful.​

Utilities

Tenants are responsible for electricity, gas, and water unless otherwise noted in your lease. In some cities, a Water Affidavit is required to put the bill in your name.​

Moving Out Procedures

Moving out? Start by reviewing your lease and giving the proper notice (typically 30 days). You’ll receive email reminders about your required next steps.

To help avoid deposit deductions, please schedule your final water meter reading, take care of lawn care or snow removal, clean appliances inside and out (including behind them), and remove all debris. Reach out with any questions—we’re happy to help you wrap things up smoothly.
